Over deze ruimte
Dit nette gemoderniseerde jaren 30 appartement, ligt op slechts 5 minuten lopen van de historische binnenstad van ‘s-Hertogenbosch. Omdat ik voor mijn werk een jaar naar het buitenland ga, bied ik het volledig gemeubileerd te huur aan van 15-04-2023 tot 15-04-2024. Je huurt rechtstreeks van de eigenaar.

De ruimte
Het appartement bestaat uit 2 woonlagen. Op de eerste verdieping bevindt zich de woonkamer, eetkamer, keuken, een grote inbouwkast en het toilet. Op de tweede verdieping bevinden zich de 2 slaapkamers, de badkamer, 3 ruime inbouwkasten, de wasmachine/droger en de werkplek op de overloop.

De woonkamer
Deze is voorzien van een grote comfortabele hoekbank en een smart TV waarop Netflix, digitale TV, NPO, YouTube, etc. gekeken kan worden. De verlichting is dimbaar wat het extra sfeervol maakt ‘s avonds, heerlijk ontspannen na een drukke dag. In de woonkamer hangt tevens de slimme thermostaat die op afstand bedienbaar is.

De eetkamer
Door de 3 ramen aan de voorzijde is het heerlijk licht in deze kamer. Aan de teakhouten eettafel staan 6 comfortabele stoelen van Jan des Bouvrie. Hier kan heerlijk uitgebreid ontbeten, geluncht of gedineerd worden. Je hebt een leuk uitzicht over het pleintje de straat in.

De keuken
De keuken is van alle gemakken voorzien. Er staat een Nespresso machine voor lekkere koffie, er is een groot Smeg fornuis met oven en de vaatwasser en koelkast met vriesvakje zijn ingebouwd. De keuken is erg compleet ingericht.

De slaapkamers
De slaapkamers zijn beide voorzien van nieuwe (2022) hotel kwaliteit boxspring bedden. De bedden zijn beide 1,80 breed en 2,10 lang. Beide kamers zijn voorzien van een dakkapel met daarin draai-kiep-ramen met dubbel glas.

De badkamer
De badkamer is voorzien van een ruime douche met een thermostaatkraan en regendouche, beide van het merk Grohe.

Tuin, berging en parkeren
Er is een gemeenschappelijke binnentuin waarvan gebruik gemaakt kan worden. Tevens bevindt de bijbehorende privé (fietsen)berging zich hier. Parkeren is mogelijk voor de deur voor bewoners middels een parkeervergunning. Bezoek kan voordelig parkeren middels een bezoekersregeling.

De buurt
De Muntel is een sfeervolle buurt in ‘s-Hertogenbosch. De buurt is in 1917 als één van de eerste stadsuitbreidingen gebouwd. Het ligt dan ook op steenworp afstand van het centrum. Doordat de buurt net buiten de oude stadsmuren van de Binnenstad ligt, moest het terrein opgehoogd worden. Hiervoor is de IJzeren Vrouw gegraven, een leuk stadsmeer om aan te recreëren in het gezellig park eromheen.

Financiële informatie
De kale huurprijs bedraagt € 1.350,-. Van de servicekosten wordt €50,- doorgerekend aan de huurder. Totale huur is dus € 1.400,- per maand. De prijs is exclusief gas, water, licht, afvalstoffenheffing en internet/TV. In overleg kunnen de bestaande contracten doorlopen of sluit de huurder deze zelf af op eigen naam. De borg staat gelijk aan 2 maal de maandhuur (€ 2.700,-).

About this apartment
This neat modernized 30s apartment, is only a 5-minute walk from the historic city center of ‘s-Hertogenbosch. Because I go abroad for a year for my work, I offer it for rent fully furnished from 15-04-2023 to15-04-2024 . You rent directly from the owner.

The apartment
The apartment consists of 2 floors. On the first floor is the living room, dining room, kitchen, a large fitted wardrobe and the toilet. On the second floor are the 2 bedrooms, the bathroom, 3 spacious fitted wardrobes, the washing machine / dryer and the workplace on the landing.

The living room
This is equipped with a large comfortable corner sofa and a smart TV on which Netflix, digital TV, NPO, YouTube, etc. can be watched. The lighting is dimmable which makes it extra atmospheric in the evening, wonderfully relaxing after a busy day. In the living room there is also the smart thermostat for the central heating that can be controlled remotely.

The dining room
Through the 3 windows at the front it is wonderfully light in this room. At the teak dining table are 6 comfortable chairs by Jan des Bouvrie. Here you can enjoy breakfast, lunch or dinner. You have a nice view over the square into the street.

The kitchen
The kitchen is fully equipped. There is a Nespresso machine for good coffee, there is a large Smeg stove with oven and the dishwasher and fridge with freezer compartment are built in. The kitchen is very fully equipped.

The bedrooms
The bedrooms are both equipped with new (2022) hotel quality box spring beds. The beds are both 1.80 wide and 2.10 long. Both rooms have a dormer window with turn-tilt windows with double glazing.

The bathroom
The bathroom has a spacious shower with a thermostatic tap and rain shower, both from the brand Grohe.

Garden, storage room and parking
There is a communal courtyard that can be used. The associated private (bicycle) storage room is also located here. Parking is possible in front of the door, by means of a parking permit for residents. Visitors can park cheaply through a visitor arrangement.

The neighbourhood
De Muntel is an attractive neighborhood in ‘s-Hertogenbosch. The neighborhood was built in 1917 as one of the first urban expansions. It is therefore a stone’s throw from the center. Because the neighborhood is located just outside the old city walls of the City Center, the site had to be raised. For this, the IJzeren Vrouw has been dugout for the sand, a nice city lake arose to recreate in the park around it.

Financial information
The basic rent is € 1,350.-. This is excluding € 50.- service costs. Total rent is therefore € 1,400.- per month. The price does not include gas, water, electricity, waste tax and internet / TV.
